Spring skipped straight to summer on the Gold Coast, and the mood shifted with it.
I spent years building in Melbourne, working outside through four seasons in a day. I told myself the weather didn't affect me.
Then I moved here in 2012, and it did. More time outside. More sunlight. Life felt better.
Without the weather, the lifestyle everyone buys into wouldn't exist. It's why I think the Gold Coast is one of the best locations in the world.
Last weekend, we had multiple offers across multiple properties. We haven't seen that consistently since the start of 2026.
And just last night, 30 Crest Drive, Elanora added another result to the board, sold at auction for $1,750,000.
Not a market shift yet. A shift in behaviour.
Enough weekends like it, and behaviour becomes sentiment.
Something else I'm watching: fewer than 20% of enquiries are turning up to inspect. Some are researchers. Some are tyre-kickers. Some are simply being diligent before they're ready to act. But as I mentioned a few weeks ago, the real movement still happens face to face.
Four more weekends will tell us a lot. I'll keep you posted.
