Across Palm Beach, Elanora, Currumbin and Currumbin Waters, an average of approximately 248 properties were listed for sale each quarter over the preceding twelve months.
In the most recent quarter, that figure rose to 497.
Sales volumes, over the same period, fell from approximately 309 per quarter to 172.
This is not simply a surge in new stock. Properties remaining on market for longer are compounding the level of available supply.
Buyers have not disappeared. They now have greater choice, more time, and more reason to be selective.
For sellers, this changes the role of the agent.
