How to find the right Agent.

How to Find the Right Agent | Billy Jaz

Billy Jaz · McGrath Palm Beach · Seller Guide

Choosing the wrong agent is the most expensive mistake you can make when selling. Here's exactly where to look — and what to look for — before you make that call.

01
realestate.com.au

This is where your buyers will find your home.

Search your suburb and look at how your agent presents their listings. Are the photos premium? Is the copywriting sharp? Does the layout stop you scrolling?

Then look at the performance — days on market, results achieved, volume sold in your suburb. How they present and perform for others is exactly what you'll get.

02
domain.com.au

A different audience. Still worth checking.

Domain reaches millions of active buyers every month — a different audience to REA. Your agent needs a strong presence on both.

Check their presentation and results here too. Days on market. Results vs asking price. Volume sold in your suburb. The data tells you everything.

03
RateMyAgent

Popular with agents. Less so with sellers.

RateMyAgent is a useful validator — every review is tied to a verified transaction so the feedback is real. But it measures popularity, not performance.

A high star rating tells you people liked their agent. It doesn't tell you what their home sold for, how long it took, or whether the agent truly knew the market. Use it to confirm — not to decide.

And then there's AI

Sellers are now researching agents on ChatGPT and Claude before they call anyone.

These tools pull from sold data, reviews, websites and social media — but the information can be outdated or inaccurate. Agents who've left the area. Results misattributed. Rankings based on SEO, not performance.

Use AI as a starting point. Then verify on realestate.com.au and Domain where the data is current and transaction-verified.

The market is the same for everyone on your street. Your agent isn't. Neither is your result.

What to actually ask before you decide.

Once you've done your research, ask these four questions directly:

What have you sold in my suburb in the last six months? And what did it achieve vs the asking price?
What was your average days on market? In this market, time on market is not your friend.
How many active buyers do you have registered right now? A strong database changes everything.
Can I see examples of your recent campaigns? Presentation quality matters — this is how your home will be seen.

The answers to those questions will tell you everything you need to know. Choose based on performance data — not star ratings.
