The shift I’ve been waiting for

Something has changed. Not dramatically — but meaningfully. The price correction cycle that defined the last few months is transitioning into something more stable. Buyers and sellers are starting to meet in the middle, and that alignment is what creates real transaction activity.

Four properties went under contract in the last week alone. Open homes are still quiet — two to seven groups — but the buyers walking through are serious. High intent. No tyre kickers. And sellers, broadly, have accepted the new reality. Fresh listings are coming to market at the right price from day one.

Low quantity. High quality. That’s the buyer profile right now — and it’s actually a healthy sign.

Two types of buyers right now

The transition buyer

Upsizing or downsizing within the same market. Focused on the changeover price, not the absolute number. This market actually suits them well — both sides of the equation have adjusted.

The opportunity buyer

Recognising that price adjustments and longer days on market have created a window. Taking their time, doing their due diligence, moving when confidence outweighs uncertainty.
