The Market Is Finding Its Feet — June 2026
The shift I’ve been waiting for
Something has changed. Not dramatically — but meaningfully. The price correction cycle that defined the last few months is transitioning into something more stable. Buyers and sellers are starting to meet in the middle, and that alignment is what creates real transaction activity.
Four properties went under contract in the last week alone. Open homes are still quiet — two to seven groups — but the buyers walking through are serious. High intent. No tyre kickers. And sellers, broadly, have accepted the new reality. Fresh listings are coming to market at the right price from day one.
Low quantity. High quality. That’s the buyer profile right now — and it’s actually a healthy sign.
What the numbers are telling us
Apollo Auctions recorded a 49.4% clearance rate this week. Competition wasn’t everywhere — but where the value, presentation and pricing aligned, buyers showed up and engaged.
This week’s results ranged from a $100,000 transaction through to a $4,000,000 sale — demonstrating that opportunities continue to exist across every segment of the market.
Two types of buyers right now
Upsizing or downsizing within the same market. Focused on the changeover price, not the absolute number. This market actually suits them well — both sides of the equation have adjusted.
Recognising that price adjustments and longer days on market have created a window. Taking their time, doing their due diligence, moving when confidence outweighs uncertainty.
What separates the results from the rest
In this environment, attracting attention isn’t enough. The campaigns achieving the strongest outcomes are the ones where expectations are aligned early, feedback is acted on quickly, and the strategy stays disciplined from launch through to auction day.
Precision is the difference-maker right now. Not hype — not hope. Precision.
Buyers are informed, patient and increasingly deliberate. They’re asking more questions and only acting when they feel confident. The job of a great campaign is to build that confidence — through clarity, trust, and consistent execution.
The market is stabilising. The window of opportunity that exists right now — for buyers and for sellers who price correctly — won’t last indefinitely. Those who adapt, communicate clearly and execute consistently will be the ones who look back on this period and say they got it right.
