There's a term called analysis paralysis.

It's when having too many options and too much time to consider them actually makes it harder to make a decision.

Imagine standing outside a restaurant.

You're hungry. You know you like what's on the menu. You've even spotted a few things you'd happily eat.

But there are 100 options.

You read the menu once. Then again. You narrow it down to five, change your mind, start comparing them again and eventually it all becomes too hard.

So instead of choosing something you know you'd enjoy, you walk off to look at the next menu.

I think that's exactly what's happening with property buyers at the moment.

There's more choice, more time and less urgency.

A buyer walks into a property they genuinely like.

It suits their family. The location works. They can afford it.

But there are another five properties open that Saturday.

What if the next one is better?

What if this one gets cheaper?

What if the market drops a little further?

So they keep looking.

And sometimes they end up walking away from something that ticked almost every box, not because there was anything wrong with it, but because there were too many other menus to look at.

We've already seen the market adjust from its peak. Could it adjust further? Of course.

But at some point, trying to find the perfect property at the perfect price in the perfect market becomes its own risk.

If you're hungry, you like the restaurant and there's something on the menu you'd happily order…

At some point, you have to sit down and eat.
