Sub-$1.5M homes are still selling fast, with strong competition and limited stock. Many buyers are now stretching into the $1.6M–$1.8M range, which is lifting activity across that segment. Off-market interest is still rising — more buyers are seeking pre-market opportunities, not just through agents but directly.
